Charlie Sheen Wants to Buy Homes for Two Ex-Wives

charlie sheenIt seems Charlie Sheen so wants four of his children from two ex-wives living closer to him and each other that he is willing to purchase homes for baby mamas Denise Richards and Brooke Mueller in the gated Los Angeles community off Mulholland Drive.

In most circumstances, having kids of divorce living nearby both parents is in the best interests of the children, say some family law attorneys who spoke with AOL Real Estate. In the case of Sheen -- pictured left, fresh out of rehab -- who has had a marital home with Mueller (see 20-plus photos in gallery) on the market for about a year and a half now, the ex-wives might want to take some precautions.

Now, all issues aside with how much more exposed the young Sheen children might be to his alleged cocaine-binging weekends with porn stars who tweet for-mature-audiences-only images from his living room, "when you have small children in elementary school, the closer they live to each parent the easier it is on the children," says marital and family law attorney Roberta Stanley, a partner at Brinkley Morgan in Ft. Lauderdale, Fla.

"When they start first grade, they forget their homework, they forget their book. If you live within a reasonable distance from each other you can just call the other parent and say 'Can I come and pick up the tennis shoes? She forgot them today.'" Under 30 minutes away is what Stanley sees as being within reasonable proximity.

Sheen, a 45-year-old dad to two daughters with Richards (Sam, 5; and Lola, 4) and with Mueller

Search Homes for Saletwin boys, Max and Bob who will turn two in March, is "willing to front the costs of the two houses, plus whatever moving expenses the women incur," reported TMZ. (No word as to what he's doing for his 20something oldest daughter from a previous marriage.)

After Sheen and Mueller split in 2009, they put their 4,179-square-foot Mediterranean-style marital home on the market for $3.697 million, the Los Angeles Times reported at the time. The price of the four-bedroom, four-and-a-half-bath home has since dropped to $3.55 million. It is currently listed with Marty Trugman of Coldwell Banker.

Even though Sheen can't yet seem to unload the 1927-built home, it seems he'd still rather move his exes close to him than into that home. Perhaps that says a lot about his love for his children.

For divorced parents who live near each other, "visitations are a lot more feasible and manageable, and the participation of the children and their parents in school and community activities can also be managed more effectively," says Decatur, Ga.-based psychotherapist Dr. Joyce Morley. "[However], if divorced parents are going to effectively maintain residences in close proximity of each other, for the sake of their children, they must have resolved their anger, internal pain, hurt, and practice forgiveness for and with each other." If not, she says, close living arrangements will be more of a liability for the children than an asset.

If Sheen's exes don't harbor resentment over his shenanigans and choose to bow to his request, his obligation shouldn't end with a purchase and moving expenses, says Stanley. After all, there's a lot of maintenance and property taxes to consider on a larger home that might not fit the budget of these women, but could more easily be afforded by this "Two and a Half Men" TV star. He makes $1.25 million per episode for the CBS sitcom that went on a brief hiatus after Sheen was hospitalized in January and is reportedly now undergoing home rehab following the Jan. 27 party incident where he was carried out of his Los Angeles home on a stretcher and taken to the hospital. The show's production is set to resume Feb. 28.

"There will need to be some agreement where he has some obligation to pay for repairs, maintenance, utility bills, the lawn, and the pool and all the things," Stanley says, adding that however the ex-wives should not have to personally turn to Sheen every time they need carpet replaced or plumbing fixed. "There would be a third party to review those bills to say if they are reasonable. You don't want someone changing wall paper every year."

And then there's consideration of what happens once the kids have grown up and moved out. Although it is possible the ex-wives would just retain ownership of the home, but forgo the maintenance help, that's not as likely as using it to pay for their retirement, she says. "My guess is when the kids graduate high school that they will not retain the residence, but they can sell it."

If the moms can work that out, that would be a pretty good deal, especially if it means putting the households of the mothers on a more equal footing with Dad's. "If Dad has a whole lot of money and a big mansion and you have a little shack," that will have an effect on the kids, Stanley says.

One thing other moms who might find themselves in this type of situation should remember is, "Just because he bought the house that doesn't mean he gets to come in and out." And when we're talking about Charlie Sheen, that phrase could take on more than one meaning.

Energy Efficient New Homes Get a Marketing Boost

In a market heavy with competition from distressed properties, Los Angeles-based builder KB Home and other new-home companies are betting they will -- and slapping stickers on their new homes with the relevant numbers to prove it.

Taking a cue from automobile manufacturers, KB Home is now giving consumers the complete energy lowdown before they buy, so the new home sticker shock isn't quite so shocking. The company provides prospective homebuyers with an upfront estimate of what their monthly gas and electric bills would be living in a brand- new, energy-efficient KB Home.

The label also shows buyers where the home ranks on an energy efficiency scale, much like appliances.

Houston-based McGuyer Homebuilders Inc., is also in on the act: McGuyer provides customers with estimates of what the annual heating and cooling portion of their utility bills will be on homes in the company's four Texas markets, where summers can run up huge electric bills.

Even better, if buyers end up paying more in utilities than what the sticker says, McGuyer

This unusual strategy comes as home builders face fierce competition from existing homes, which are selling at huge discounts now in many areas. New home sales in the U.S. sank last year to the lowest level since at least 1963. New homes are often loaded with more energy-efficient features, such as thermal windows and better insulation, which can make them pricier than older homes. Given the choice, builders think buyers will choose the bargain-priced, pre-owned properties to pinch pennies, but claim they will end up spending more on utilities.

"It's the biggest purchase decision that people are making at that time in their lives, and typically they have no idea what it's going to cost to truly own the thing until they've been there for several months," said Jeffrey Mezger, KB Home's president and CEO. "It's a cost of home ownership that hasn't been out there."

Energy costs are not considered in PITI affordability determinations,

that is, how much housing expense a family can afford. Mortgagors look at principle, interest, taxes and insurance.
And the vice president of residential market development at the U.S. Green Building Council, Nate Kredich, says builders have been adept at showing off bells and whistles within a home, but not showing buyers how it all translates to lower utility bills. This new approach could make energy efficient homes more popular, just as it did with fuel-efficient cars and hybrids.

KB's Energy Performance Guide utilizes the Home Energy Rating System (HERS) Index, which is regarded as an industry standard for calculating energy efficiency, to determine a home's ranking. The lower the score - which also is displayed on the label - the lower its projected energy costs, and the more a homeowner will save living in the home.

For example, the average newly constructed home will garner a score of 100 on the index, while Energy Star qualified homes rank at about 85. In comparison, pre-owned older homes typically fare around 130 on the scale.

Now what does that mean to consumers in dollars and cents? The difference between a score of 80 and 130 could amount to a doubling of the energy bill, KB's Mezger says. And as fuel and energy costs continue to rise, that difference will be more significant.

A Department of Energy program has been issuing certificates to builders whose homes achieve a HERS score of 70 or less. Like KB's, it features the home's HERS score and an estimated average monthly energy bill. The program has issued certificates on 5,500 homes.

Of course, the rankings and energy bills vary, depending on home size and location. A 2,167-square-foot KB house in Jacksonville, Fla., received a HERS score of 74 and an estimated monthly energy bill of $100; a 1,550-square-foot home in Las Vegas ranked 66 on the HERS index, estimated $89 a month in energy costs.

Of course, just as with autos, a lot depends on the user's conservation efforts, which puts limits on how far these builders will go. KB Homes won't guarantee specific level of gas and electric utility costs;the McGuyer Home builders energy guarantee wisely has its limits.

"If somebody puts 50 tanning beds in their home," says Ken Gezella, regional sales manager for the home builder's Dallas and Fort Worth markets, "that's not what the energy guarantee is for."

This magnificent home also boasts indoor and outdoor pools, a billiard room, a movie theater, a hall of fame gallery, a football field, a tennis court, a 12-acre lake and a guest house. Just so no one gets cold, there are also five fireplaces throughout, a game room and one car port.

The home is on the market -- still -- for $21 million. The Collin County Appraisal District shows a slightly different value: $5,410,602. Hint: Get the mineral rights.

This James Cheng-designed unit is in one of Dallas's first LEED-certified residential condos, the Azure. Sanders has it on the market for $7.5 million. Looks like he bought it lock, stock and barrel, Suite 3002, in 2009. The 5025 square feet include some balcony space. And this is a two-story condo, with a rooftop terrace and lounge with bar and full bath (so nice for guests, keeps your own potty pristine) and a private elevator to it all -- rooftop private pool, roof garden and fireplace. There is also a two-story living room, a terrace lounge that features a bar, an outdoor fireplace and a full bath.

Why does it seem like so many of the rich are putting their homes up for sale? This is not exactly the best market for selling right now. The only reason "Freon" Deion got saved was to protect his wealth. The old "devil made me do it" excuse is a winner for stopping divorce proceedings. Same thing with the 4-time Super Bowl loser, Jim Kelly. He bedded every women he could but when his wife caught him, whoops, Jesus time!

Alice-You are pathetic. I’m painting a picture of you. You are probably covered with tattoos. This is much different than a few tattoos. You live in a freak-show city like Las Vegas or San Francisco. You are either a Scientologist, or one of those people who believes aliens created the earth. I have many friends who are what THEY refer to as mainstream Atheists. They do not bash other folks’ religions. They have no trouble saying Merry Christmas or Happy Hanukah. They are fine with people expressing belief in GOD. Really nice and practical, with no insecurities like you. Most mainstream Atheists are fine with people going to church, and saying prayers with no need to slam others. Defending Alice...Way to go Alice, at least I have one sane, rational thinking human on this earth with me. "God" hasn't done jack S....We can see by all the bad things on earth, including the children getting raped by 'god's disciples', children dying painful premature deaths, people suffering and so on and so on, and so on....
They believe in a book of fairy tales that is so self contradicting it basically neutralizes everything is says at some point. And to think they call you "brainwashed" is the epitome of the pot calling the kettle black.
And maybe they shouldn't be calling you names, because their "good" book says all kinds of thing against that type of action.

Hmmm, very interesting. Deion did not buy these trappings during his hey day football career or non-impressive baseball career "try". That penthouse was purchased in 2009. While the asking price is 7.5 million, since he purchased it so recent, I'm sure he had to have paid at least 6 mil for it. He's crazy if he thinks someone will buy that place in this market. Why purchase it and unload it after a year's time. Maybe, the economic crunch is affecting everyone, not just us common almost middle class.

Wow,talk about living high on the hog!!! :)He'll end up broke.Reminds me of MC Hammer.He built this ridiculous castle near San Franciso,supported his mooching relatives then went broke.

I doubt if he'll go broke, but maintaining this property has to be a hit on his pockets now that he's not making the kind of money that he used to make. It's a smart move trying to get rid of some of these properties, but the timing is horrible.
