Hispanic Homeowners Fuel Texas Housing Growth

hispanic homeownersTexas, as you may have heard, is growing explosively -- and Hispanic homeowners are the main reason why. The latest Census Bureau figures show the Lone Star State grew by 20 percent, to over 25 million people, recording about a quarter of the nation's overall growth.

To put it another way, of the nation's 17 million new bodies, almost a quarter chose to live in Texas. And 68 percent of those newcomers are Hispanic.

The implications are huge politically, as Texas stands to gain 4 new Congressional seats from this expansion, and Hispanic leaders want in.

Demographers say most of the Hispanic growth came from births to families already living here – second generation Hispanics. Migration from other states and countries contributed about 45 percent. One of those was the family of the Mayor of Monterrey, Mexico, who moved his family to a suburb of Dallas for protection.

Texas's Hispanic-fueled growth spurt out-paced the entire country's, and helped brace our housing market. In contrast, the U.S. grew only 9.7 percent over the last decade, to a total population of 281,421,906.

Looking closely at which parts of Texas gained growth echoes what demographers have been telling us about American's home-buying habits. Rural areas west and east got smaller – few want to live alone like the Unabomber in the boonies of far west Texas, apparently.

Search Homes for Saleeast to the bigger cities, they are moving because of jobs, and the state's cowboy image is becoming more of an icon of the past rather than a reality. The new reality is more like Hank Hill: everyone's gone to the suburbs, even the Mayor of Monterrey, Mexico.

Suburban areas won over the most transplants, gained more Hispanics and lost Anglos, and I was not at all surprised to see Fort Worth, Texas emerge as the biggest gainer. Fort Worth grew by a whopping 38.6 percent, the largest increase in the state, followed by Laredo's 33 percent, Austin at 20.4 percent, and San Antonio at 16 percent. Dallas, my home, grew by a scant 0.8 percent, hardly even worth reporting. Houston remains the state's largest metropolitan area but sustained growth of only 7.5 percent, though Harris County – those suburbs, again -- grew by 20 percent. Hispanics now comprise 41 percent of the Harris County population. But the counties that really grew like summer grass after five straight days of rain were the once rural towns just outside the big cities, one-shop stop farmer's crossings or granaries.

Curtis Tally shakes his head at how fast little Justin, north of Fort Worth, has grown. New home subdivisions sprouted up on what was once farmland around his Justin Feed Co. in southern Denton County, from 1891 residents in 2000, Justin has 3,246 today. That's a 72% increase in growth!

"We were selling seed for pastures; now we're selling seeds for lawns," Tally, 74, who has been in business in Justin since 1958, told the Fort Worth Star Telegram.

But then take Fate, Texas, a place so small ten years ago if you missed the sign on Interstate 30 twenty-five minutes east of Dallas, you missed Fate. There were 500 people and utility bills were cranked out on postcards. Fate is the fastest growing city in the state, swelling from 497 residents in 2000 to 6357 in 2010, an increase of 1,179 percent. Realtors say Fate draws many first time home buyers and young families -- average home prices are $50,000 to $300,000.

"Its the first place we've ever lived where my kids can go ride bikes all day long," resident Tina Nelson told the Dallas Morning News. "I don't have to worry too much about where they are. -- it's like the 1950's: the sun goes down, and everyone's porch light comes on."

The Interstate 35 corridor between Austin and San Antonio filled in with development as the cities merged closer to becoming one big schizophrenic metropolis. The string of counties along the Rio Grande, anchored by Brownsville and McAllen, exploded and this is one part of the state where I've heard housing values have actually risen, most recently due to the drug cartel crime in Mexico.

Dr. Steve Murdoch, director of the Hobby Center for the Study of Texas at Rice University, and also former Director of the Census Bureau, says if this trend continues, projections show that in the next five to ten year there will be more people of Hispanic descent in Texas than non-Hispanic Anglos.

"The rate of natural increase -- through births -- in the non-Hispanic white population isn't even at replacement value," says Murdock.

The former Atlanta Brave and twotime Super Bowl winner had his two Dallas homes on the market during this year's Super Bowl XLV in Arlington, Tex., hoping for a big audience. His agent, Marilyn Hoffman of Hoffman International Properties, sponsored one big NFL pre-Super Bowl party just so she could put her listings, including Deion's, on display.

He may have played for Atlanta, but like any good Texan, Sanders has his city-slicker place, a coolio Dallas penthouse listed for $7.5 million, and a $21 million ranch in Prosper, Tex., about 45 minutes north of Dallas.

The Prosper Ranch:

Deion's 109-acre ranch home boasts 29,122 square feet, has a two-story entry, banquet dining space, and an indoor basketball court and bowling alley. This magnificent home also boasts indoor and outdoor pools, a billiard room, a movie theater, a hall of fame gallery, a football field, a tennis court, a 12-acre lake and a guest house. Just so no one gets cold, there are also five fireplaces throughout, a game room and one car port.

The home is on the market -- still -- for $21 million. The Collin County Appraisal District shows a slightly different value: $5,410,602. Hint: Get the mineral rights.

The Penthouse:

This James Cheng-designed unit is in one of Dallas's first LEED-certified residential condos, the Azure. Sanders has it on the market for $7.5 million. Looks like he bought it lock, stock and barrel, Suite 3002, in 2009. The 5025 square feet include some balcony space. And this is a two-story condo, with a rooftop terrace and lounge with bar and full bath (so nice for guests, keeps your own potty pristine) and a private elevator to it all -- rooftop private pool, roof garden and fireplace. There is also a two-story living room, a terrace lounge that features a bar, an outdoor fireplace and a full bath.

Saints Coach Sean Payton Moves to Texas

sean paytonSean Payton, the coach of the New Orleans Saints, is not leaving to join the Dallas Cowboys, but he is moving his family from New Orleans to the Dallas enclave of Vaquero, Tex., according to the Times-Picayune.

Sean Payton apparently is leasing the home of former Texas Ranger Mark Teixeira in the affluent suburb of Vaquero, west of Dallas and north of Dallas/Fort Worth Airport. Teixeira's home is listed for $4,550,000, is 8,554 square feet, and has been on the market since 2008; he bought it in 2005 for $4 million.

Word is that Sean and his wife, Beth, ultimately plan to build or buy a home in the area, which he came to know and really like when he was the Cowboys' assistant coach under Bill Parcells a few years ago.

To commute to work, Payton plans to fly private, and estimates that commute time as 90 minutes door to door from his office at the Saints complex in NOLA to the family's new home.

The Paytons also have a second home on the Gulf Coast in Watercolor, Florida, one of my very favorite second home haunts. They moved in on Memorial Day in 2009, and let Cowboys quarterback Tony Romo spend time there when he was dating Jessica Simpson back in 2009.

I swear, Vaquero needs a motto: Home of the Sports Superstars. There's Josh Hamilton, Chuck Greenberg, Mark Teixeira, potential Warren Buffett successor Matthew Rose, and at least half a dozen (give or take) assorted Jonai, though K2 just sold his Vaquero home for $2 million.

Or maybe this motto: Too Much Testosterone. Forbes recently listed Vaquero as the most affluent neighborhood in the entire country!

Why does it seem like so many of the rich are putting their homes up for sale? This is not exactly the best market for selling right now. The only reason "Freon" Deion got saved was to protect his wealth. The old "devil made me do it" excuse is a winner for stopping divorce proceedings. Same thing with the 4-time Super Bowl loser, Jim Kelly. He bedded every women he could but when his wife caught him, whoops, Jesus time!

You are either a Scientologist, or one of those people who believes aliens created the earth. I have many friends who are what THEY refer to as mainstream Atheists. They do not bash other folks’ religions. They have no trouble saying Merry Christmas or Happy Hanukah. They are fine with people expressing belief in GOD. Really nice and practical, with no insecurities like you. Most mainstream Atheists are fine with people going to church, and saying prayers with no need to slam others. You are not a typical Atheist like them. They are good people. You are one of the above. You are a brainwashed alien worshipper.

Defending Alice...Way to go Alice, at least I have one sane, rational thinking human on this earth with me. "God" hasn't done jack S....We can see by all the bad things on earth, including the children getting raped by 'god's disciples', children dying painful premature deaths, people suffering and so on and so on, and so on....
They believe in a book of fairy tales that is so self contradicting it basically neutralizes everything is says at some point. And to think they call you "brainwashed" is the epitome of the pot calling the kettle black.
And maybe they shouldn't be calling you names, because their "good" book says all kinds of thing against that type of action.

Hmmm, very interesting. Deion did not buy these trappings during his hey day football career or non-impressive baseball career "try". That penthouse was purchased in 2009. While the asking price is 7.5 million, since he purchased it so recent, I'm sure he had to have paid at least 6 mil for it. He's crazy if he thinks someone will buy that place in this market. Why purchase it and unload it after a year's time. Maybe, the economic crunch is affecting everyone, not just us common almost middle class.

Wow,talk about living high on the hog!!! :)He'll end up broke.Reminds me of MC Hammer.He built this ridiculous castle near San Franciso,supported his mooching relatives then went broke.

I doubt if he'll go broke, but maintaining this property has to be a hit on his pockets now that he's not making the kind of money that he used to make. It's a smart move trying to get rid of some of these properties, but the timing is horrible.

Latest Texas Housing Crisis? The Drug Cartel Next Door

Thanks to the housing crisis and an increase in foreclosures, Texas homeowners have yet another worry to keep them up at night. The Mexican drug cartel's presence could be increasing in leafy North Texas neighborhoods. A Dallas County constable says he has helped both the Dallas Police and the DEA take down 40 drug homes in peaceful, middle- to upper-class north Dallas neighborhoods in the last three years.

"They'll do whatever it takes to get into your neighborhood and hide," says Constable Ben Adamcik.


The tanking Mexican economy is driving the drug cartels north to Texas, says Adamcik, where they are getting great deals on foreclosed homes and hiding inside nice neighborhoods where no one would ever suspect drug activity. That's where police are going in to find huge caches of high-powered weapons, bullet proof vests, silencers, and pounds of cocaine, ecstasy, ice, and marijuana for major drug profits.

Not all the operations are Mexican cartels; Adamcik has shut down domestic operations as well that were so well organized one was harvesting marijuana in three houses, and had a "harvest#mini_module
